This means that the subtenant has exclusive use of the property. Subletting can seem like a confusing process but this article will inform you on how to do it and help things go smoothly. The landlord can take legal action against the tenant if subletting is carried out without permission. Doing either of these gives the landlord grounds to evict the tenant. You must include the following information in the letter:  The start and end dates of the sublet. Generally it is better to make it one to two years or at least until the end of the existing lease. The proposed subtenants name. The permanent home and business address of the proposed subtenant. The reason for subletting (which could be school attendance work transfer moving to a different area family crisis etc.). An intent to return must be reflected in the reason you give. The written consent of the guarantor of your lease. Your new address for the term of the sublet. A copy of the proposed sublease. You can also ask you landlord if they have a general sublease form they use for all sublets. A separate letter in which both you and the proposed subtenant state that the sublease attached is accurate and the statement must be signed and notarized. Within 10 days after you have sent your initial request by mail your landlord can ask for additional information so as to determine whether or not to reject your request. Some of the things the landlord could ask for are the resources and rental history of the proposed subtenant. He can do so under circumstances such as the proposed subtenant not having a good credit history or not being employed.
